  • Gas Line Repair,
  • Repair of rainwater and sewage drainage channels.

Note:

Necessary measures should be taken when constructing buildings, especially high-rise buildings adjacent to old buildings at risk of collapse, and taking into account the condition and condition of these structures and the negative and dangerous repercussions that can result by threatening the lives of residents and causing damage to existing buildings.

 

First: A list of the documents necessary for the filing of a building permit file in order to establish a project for the construction of a dangerous, unhealthy and inconvenient establishment (such as industrial installations, factories, warehouses, gas stations, workshops...) :

  • A request on plain paper in the name of the mayor, signed by the license applicant (including the address for correspondence and the subject of the request).
  • A certificate of title (the original and the date of its extraction does not exceed three months), a judgment of eligibility or other document indicating that the applicant is the owner of the well subject to the license (fulfilling the legal conditions).
  • Income tax or corporation tax deposit receipt.
  • A certificate of discharge from municipal duties performed on the property in question.
  • Example of a surveyor defining land levels and an elevation section in the case of construction on sloping land prepared by a recognized surveying engineer.
  • A construction project in six (6) copies in accordance with the town planning regulations to which the property in question belongs, drawn up by an architect drawn up in the annex of the Dean of Architects, also specifying the conditions of safety, fire prevention and preservation of health.
  • An example of a building's load-bearing framework prepared by a qualified design office or by a specialist engineer enrolled in the Dean of Engineering's program, to be submitted after final review project approval.
  • The institution's arrangement or decision to operate based on the interests of the ministry in charge of industry.
  • National Ocean Protection Agency Approval.

Secondly: When necessary, and depending on the location of the property and the type of operation, the file must be completed with the following documents:

  • The approval of the minister responsible for agriculture in the event of the creation of industrial, commercial or service establishments related to farming in addition to the authorizations provided for by law in force,
  • Approval of the regional commission for agriculture in the event of the construction of residential buildings on agricultural plots,
  • A style decision issued by the regional administration for equipment, housing and land use planning in Tunisia in the event of construction according to the public domain of roads, the maritime public domain, or valley courses in urban areas.
  • Approval of interests from the Civil Aviation Bureau and airports in case of construction near the airport.
  • Example of assignment by the operating company (Tunisian National Railways or Light Metro Company...), in the event of a building erecting or transforming a building located along the public domain railway.

Thirdly: Maximum deadlines for the delivery of a building permit:

The request for authorization must be decided within a period not exceeding forty-five (45) days from the date of filing of a file for compelling purposes. >

  • Sixty (60) days if sample configuration is in progress.
  • Ninety (90) days if the property is developed or maintained or less than two hundred (200) meters around natural sites, cultural sites, archaeological sites, preserved spaces or historical monuments.This term will be used in other cases, depending on the location of the property, when it is necessary to consult the municipal administration, certain administrative structures or specialized stakeholders

Fourth: The period of validity of the building permit, its extension and the conditions for its renewal:

  • A building permit is valid for three years from the date of issue
  • The validity of the permit is extended for the same period as soon as a request is made to this effect, in the event that there is no change in the draft construction, and the request must reach the municipality one month before the expiry of the period of validity of the building permit decision to extend its validity.
  • The permit is renewed under the same terms and conditions under which it was granted in the event of modification of the construction project.

Fifth: A list of works to introduce normal and necessary alterations or repairs to an existing building that is not subject to planning permission:

The following works are not subject to a building permit, with the exception of those relating to buildings located within cultural sites and historical and traditional ensembles, whether or not they are developed under a protected area, as well as those relating to historical monuments, protected or equipped buildings, and those subject to private regulations and provisions.

 

Work related to the modification of an existing building:

  • Enlarged interior slots,
  • tiling inside buildings,
  • Brick or cement orchard floors,
  • Seaside fashion
  • healthy cut fashion
  • Heating concentration,
  • Place electrical equipment inside buildings or gardens,
  • Install drinking water channels inside buildings or gardens,
  • Laying gas pipes inside buildings or gardens,
  • Put rainwater drains inside buildings or gardens,
  • Put channels to drain rainwater and sewage inside buildings or gardens.

  • Repair sloping surfaces,

  • Gas line repair,
  • Repair of stormwater and sewage channels
